Handing back your flat without nasty surprises
Cleaning, small repairs, keys: how to prepare the handover and keep your deposit.
Published on · Swisscautionen24 · 5 min read
The handover decides whether your deposit is fully released. With a little preparation it's no problem.
Date and deadline
The handover takes place no later than the last day of the tenancy. Arrange it early and allow a day's buffer afterwards for touch-ups.
Empty and clean
The flat including cellar, attic and garage must be empty and cleaned. The classics people forget:
- Sanitary fittings including traps and taps
- Windows inside and out, blinds
- Door frames, tops and insides of cupboards
- Oven, extractor, fridge, dishwasher
- Floors, walls, light switches, door handles
Small repairs
Fill dowel holes neatly, replace dead bulbs. Don't tackle bigger jobs yourself – agree them with the property manager.
Bring the move-in report
At the move-out the old report is compared with the current condition. Defects that were there when you moved in aren't on you.
All the keys
Flat, letterbox, cellar, garage, laundry room. A missing key can mean an expensive lock change.
And the deposit?
After the signed handover the property manager releases your Swisscautionen24 certificate. If there are claims, also report the damage to your liability insurance – it often covers the costs.
