How it works
Four steps, no bank branch
A deposit guarantee without a bank deposit is set up faster than a blocked account – and you never have to show up in person.
Step by step
From acceptance to moving in
- 1
Get your documents ready
You need a copy of the lease or draft lease (all pages), ID or residence permit for every tenant and – for G, L, N or S permits – an employment contract of at least twelve months.
- 2
Fill in the online application
Details of the property, every tenant and the property manager. Upload documents directly or send them later. One click saves the application so you can continue later.
- 3
Review and payment
We check creditworthiness and documents, usually within one working day. Then you receive a secure link by email to pay the first annual premium: Twint, Visa, Mastercard, American Express, PostFinance or QR invoice.
- 4
Receive the certificate
As soon as the payment arrives we issue the deposit certificate. It goes straight to your property manager or landlord, and you receive a copy by email.

Questions about the process
Once all documents are in and the first premium is paid, we usually issue the certificate within one to two working days. It goes digitally to your property manager or landlord and you receive a copy by email.
The review usually takes less than one working day. The fastest way is to upload all pages of the lease, the IDs of all tenants and – if needed – the employment contract with the application, and to pay the premium online straight away.
If your landlord files a claim (damage or unpaid rent) and you agree, we pay the amount up to the deposit sum directly to the landlord. You then have to reimburse us. Also report the damage to your liability or household insurance – they often cover the costs.
Automatically. For residential premises, provided Swisscautionen24 has no open claim against you:
- from 2 full years 10% off
- from 3 full years 20% off
- from 4 full years 30% off
The discount is deducted on the annual invoice. You don't need to apply.
